Pre-Construction Services
At Broadway Builders, we have an entire team dedicated to successfully transitioning a project from the design development phase to the construction phase. Our Pre-Con (or Pre-Construction Services) team heads up this effort by focusing on the following key tasks:
Cost Estimating
Preparing budgets and iterative cost estimates, from conceptual design all the way through to 100% construction documents. Includes assessing the cost and availability of key component selections to assist ownership with critical decisions.
Construction Scheduling
Establishing a comprehensive, detailed, and workable construction schedule. Includes buying out and scheduling all trades, while considering critical path items, major milestones, and possible accelerations to the overall schedule.
Value Engineering
Finding alternate means and methods of construction materials by sourcing alternatives to achieve time and materials savings without compromising quality or design intent.
Site Preparation and Demolition
Preparing the job site, as needed, through demolition, environmental clean-up, remediation, optimizing logistics, and putting in place neighboring protection and access agreements to begin construction in timely fashion
Construction Services
Ground-up/ New Construction
Broadway Builders has extensive experience with ground-up / new construction. We've built new low-, mid-, and high-rise buildings across a variety of project types - residential, commercial, industrial, and infrastructure. All of our projects are staffed with experienced, attentive, and qualified teams.
Construction Renovation/ Preservation
Here at Broadway Builders, we take on building preservation projects with the utmost importance and pride. We have managed the repair and remodeling of both occupied and unoccupied buildings, restoring them to their former glory, but with improved functionality. We appreciate the unique challenges of preservation projects and have experience in many relevant areas, including in-place restoration of units, complete building system upgrades, exterior renovations, and the integration of sustainable/renewable features into buildings helping to reduce the carbon footprint. Several projects have also included complete gut renovations - re-using the existing structure and converting it to a new alternate use, ensuring the neighborhood fabric remains intact.
